Wake Forest homes and roofs

Wake Forest grew from 30,117 people in 2010 to 47,601 in 2020 (U.S. Census), so a large share of homes are subdivisions built from the late 1990s through the 2010s, now reaching the age when original builder-grade shingles wear out. The older core around the historic downtown and the former Wake Forest College campus, now Southeastern Baptist Theological Seminary, has much older houses with steeper roofs, chimneys and patched flashing. The town sits on the Fall Line, where the Piedmont meets the Coastal Plain, and straddles Wake and Franklin counties.

Weather that wears on Wake Forest roofs

Hurricane Fran in September 1996 pushed a 79 mph gust through Raleigh, according to the National Weather Service, and remnants of tropical systems still bring wind-driven rain inland most late summers. Spring and summer thunderstorms add hail and straight-line wind.

Permits and HOAs in Wake Forest

North Carolina law (G.S. 160D-1110(c)) says a single-family roof replacement costing $40,000 or less does not need a building permit, as long as the work follows the current NC code. State Fire Marshal guidance adds that this covers replacing up to 15% of the roof deck. Work on load-bearing framing, or a project over $40,000, still needs a permit from the Town of Wake Forest. We tell you up front which applies to your roof.

Most newer Wake Forest neighborhoods have an HOA with architectural rules on shingle color and style. We bring samples and the product sheet so you can get approval before work starts.
