For years, Roof Revivers has maintained a trusted partnership with the Rittenhouse Square community, a relationship built from the ground up starting with small repairs and evolving into a massive 50-roof insurance replacement project. Because of that history of high-quality work, the property management team knew exactly who to call when a new problem arose down on the ground: the community's flat-roof carports.
Property management began receiving urgent work orders from homeowners who noticed a frustrating and damaging issue—rusty water was leaking through the carport roofs and dripping directly onto their vehicles.
When our team conducted a physical inspection, the diagnosis went far beyond a simple leak. Walking the roof, we immediately noticed dangerous softness underfoot. The existing rubber was pulling away from the perimeter coping metal, and pinholes had developed across the surface. Compounding the issue, the roof already had two existing layers, hiding the extent of the damage beneath.
We knew that a simple patch job would only act as a temporary band-aid. Eventually, it would leak again, and worse, the hidden, rotting wood created a major structural hazard where someone could eventually fall through the decking. To protect the homeowners and the property, Roof Revivers recommended a complete, down-to-the-decking replacement.
The Solution: Precision Engineering by the Experts
Once the community board and property management reviewed and approved our detailed estimate, the Roof Revivers team jumped into action. We sent out our commercial roofing specialist, Armando, along with his skilled crew to execute a flawless installation.
The project required a meticulous, step-by-step technical process:
- Complete Tear-Off: Armando’s team stripped away both layers of the compromised roofing system completely, exposing the raw structural framework.
- Decking Remediation: We carefully inspected the exposed wood, identified the rotted sections that had been causing the soft spots, and replaced them with brand-new structural decking.
- Insulation & Substrate: We installed high-performance ISO board, anchoring it securely using commercial-grade plates and screws to create a flat, rigid substrate.
- EPDM Membrane Application: A premium, durable EPDM rubber membrane was applied using heavy-duty bonding adhesive. The seams were then meticulously sealed to guarantee an airtight, watertight barrier.
- Perimeter Coping Metal: To ensure the edges would never pull away again, we wrapped the entire perimeter in new coping metal, creating a clean, professional finish.

What was once a sagging, leaking hazard is now a beautiful, structurally sound, and completely weather-tight roofing system.
