Repair or Replace Your Roof? A Columbus Guide
A straight answer on repairing or replacing your roof, from a repair-first Columbus roofer. Free inspection, photos and both options where they apply.
Should I repair or replace my roof in Columbus?
Short answer: Repair when damage is isolated and the deck and remaining shingles are sound; replace when wear is widespread or repairs would only postpone a larger bill. Roof Revivers inspects for free, (614) 626-0387, and shows you both options with photos. We recommend repair first when the roof's structure supports it.
Our angle is repair first. A roof that has held up well may only need a targeted repair, and we would rather tell you that than sell you a roof you do not need.
Signs a repair is usually enough
- Damage is isolated: a few missing shingles, minor hail marks or debris damage confined to one section
- The leak is at one spot, such as chimney, skylight or vent flashing
- The roof is under about 15 years old
- Remaining shingles are flexible, and the deck and underlayment are dry and firm
- Damage covers well under 25% of the roof
Signs replacement is the better choice
- Wear is spread evenly across the roof rather than in one area
- Heavy granule loss: bare patches on shingles or granules piling up in gutters
- A sagging deck, soft spots, or water stains in the attic
- Repairs would cover more than about 25% of the roof, or cost more than roughly 30% of a new roof
- The roof is near the end of its expected life
Roof age is one input, not the answer
Asphalt shingle roofs last about 20 to 25 years on average. Dimensional (architectural) shingles have a life expectancy around 30 years and three-tab shingles around 20, and weather can take about five years off either. Central Ohio brings freeze-thaw cycles, ice along cold eaves, spring hail and summer straight-line winds, so we look at the roof in front of us rather than the date it went on.
The 25% rule
Building codes commonly limit repairs, replacement or recovering to 25% of a roof or roof section in any 12-month period unless the whole roof or section meets current code. Several small repairs in one year can add up. Large patches on an older roof can also leave uneven surfaces and mismatched shingles. We explain where your roof stands.
Insurance and older roofs
Insurers may treat older roofs as higher risk, which can affect premiums, renewal and coverage. Older roofs often qualify only for Actual Cash Value coverage. We document storm damage with photos and work with any adjuster; your policy and adjuster decide what is covered.

Questions we hear
Should I repair or replace my roof?
It depends on the extent of damage, the roof's age and its material. Isolated damage on a newer roof is often repairable; widespread wear, a soft or sagging deck, or heavy granule loss usually points to replacement. A free inspection with photos is the way to know.
What is the 25% rule?
A building-code guideline: if more than 25% of a roof or roof section is repaired, replaced or recovered within 12 months, the whole roof or section may have to meet current code. Local codes vary, so we check what applies to your roof.
Where do most roof leaks start?
Most leaks start at flashing and penetrations such as chimneys, skylights, walls and plumbing vents, not in the open field of the roof. Those are often repairable.
Does roof age affect insurance?
It can. Insurers may treat older roofs as higher risk, and older roofs often qualify only for Actual Cash Value coverage based on depreciated value. Your policy and adjuster decide coverage.
Is the inspection free?
Yes. Roof inspections and estimates from Roof Revivers are free.
