Flat roof repair in Columbus, Ohio

Leaking porch roof, addition, dormer or commercial flat roof? We find where the water is actually getting in, repair the EPDM rubber membrane when a repair will do the job, and tell you plainly when it will not.

Flat and low-slope roofs fail differently than shingle roofs. Water does not run off quickly, so small openings at seams, flashing and penetrations turn into leaks, and the stain inside is often a long way from the actual opening. EPDM rubber is the flat roof system Roof Revivers works on, and most flat roof calls we get are repairable.

Where flat roofs leak

  • Open or lifting seams. EPDM sheets are joined with seam tape or adhesive, and seams can open with age, movement and freeze-thaw cycles.
  • Flashing at walls and curbs. Where the membrane turns up a wall, around a skylight or HVAC curb, or meets a shingle roof.
  • Pipe and vent penetrations. Boots and seals around anything that goes through the roof.
  • Punctures and tears. From foot traffic, fallen limbs, hail or equipment work.
  • Ponding water. Low spots and clogged drains or scuppers hold water against the membrane and find every weak point.
  • Edge metal and gutters. Loose drip edge or termination bar lets wind-driven rain under the membrane.

How we repair a flat roof

  1. Free inspection. We walk the roof, check seams, flashing, drains and edges, and look for wet insulation or soft decking.
  2. Photos and a plain answer. You see what we found and whether it is a repair or a replacement.
  3. Written estimate. The scope is spelled out before anything is signed.
  4. Repair. We clean and prime the area and repair seams, flashing, penetrations or damaged sections with compatible EPDM materials.
  5. Check the drainage. We clear what we can and point out ponding areas that will keep causing trouble.

Repair or replace a flat roof?

A repair makes sense when the membrane is still flexible and the problem is local: a seam, a boot, a puncture or a flashing detail. Replacement makes more sense when the membrane is brittle or shrinking, seams are failing in many places, or water has soaked the insulation and decking underneath. When both are reasonable, we show you both. See flat roof replacement and flat roofing in Columbus.

Homes, multifamily and commercial

On homes, flat roofs are usually over porches, additions, dormers and garages, often tied into a shingle roof, so we look at the transition as well as the rubber. For commercial and multifamily properties, estimates are handled by Kellan Ryan, our commercial estimator, and depending on project scope we work with trusted subcontractors alongside our own team. See commercial roofing and property management roofing.

Central Ohio weather and flat roofs

Freeze-thaw cycles work at seams and flashing, snow and ice sit on flat roofs longer than on pitched ones, and spring storms bring hail and wind that can puncture or lift membrane edges. A roof inspection after winter and after big storms catches small openings before they become ceiling stains.

Flat roof repair questions

Do you repair rubber (EPDM) flat roofs in Columbus?

Yes. EPDM is the flat roof system we work on. We repair and replace EPDM roofs on homes and commercial properties across Central Ohio.

Why is my flat roof leaking far from the stain?

Water can travel under the membrane or along the decking before it drips. We trace it back to the seam, flashing or penetration where it is getting in.

Is ponding water a problem?

Water that stays for days after rain puts constant stress on seams and flashing and speeds up wear. We check drains and low spots on every flat roof repair.

Can a flat roof be repaired in winter?

Some repairs depend on temperature and a dry surface. If a permanent repair has to wait for weather, we can do a temporary fix to keep water out.

Is the inspection free?

Yes. Flat roof inspections and estimates are free.
