A New Albany flat roof repair: the worn rubber section at the top of the roof and its chimney flashing were torn off, rotted decking was replaced, and a new EPDM membrane went on, shown with before, during and after crew photos.
New Albany, Ohio · July 2026
This New Albany home has a flat rubber section at the top of the roof, surrounded by shingle slopes, with a brick chimney coming up through it. At the inspection in June 2026 the old membrane showed patched seams, and the chimney flashing had been sealed over with tar. We also marked an area of rotted decking under the membrane next to the chimney.
The repair plan was to remove all the material on the flat roof and the flashing on the chimney, replace the rotted wood, install 1/2-inch ISO board and a new rubber membrane, and finish it with brown drip edge, brown apron flashing and brown flashing around the chimney. The plan also called for new hip and ridge shingles where they were missing, in Colonial Slate.
The crew did the work in one day in July 2026. With the old rubber off, the soft decking beside the chimney was cut out and new OSB decking went in. The crew fastened 1/2-inch ISO board over the deck with screws and 3-inch plates, then installed a new .060-inch black EPDM membrane, using EPDM primer, bonding adhesive, seam tape and lap sealant at the seams and around the chimney. New brown metal drip edge and apron flashing were installed where the flat section meets the shingle slopes, and new brown flashing was bent from trim coil and installed around the chimney. The missing hip and ridge shingles were replaced the same day.
Water drains slowly on a flat roof, so a tired seam or a tar patch at a chimney gets tested every time it rains, and freeze-thaw cycles keep working at it. Once water gets under the membrane, the decking underneath can rot well before anything shows inside. Replacing the membrane, the decking that has gone soft and the flashing together means every layer of that section is new.
