Selling a Home in Raleigh? Get the Roof Inspected First
Free roof inspections with photos for sellers, buyers and agents from our Raleigh branch, since 2012.
Should I get a roof inspection before selling a home in Raleigh, NC?
Short answer: Yes, it helps. A roof inspection before you list shows what a buyer's inspector is likely to find, so you can repair, disclose or plan before due diligence. Roof Revivers inspects roofs for free for sellers, buyers and agents, photographs what we find and puts any repair in writing. We are a roofer, not a home inspector. Roof Revivers Raleigh, 1117 Corporation Pkwy Suite 106, Raleigh, NC 27610, (919) 794-5754, Monday–Friday, 8 a.m.–4 p.m.
The roof is one of the first things a buyer's home inspector, appraiser and insurance agent look at. Finding out what is up there before you list, or before your buyer's inspection does, gives you time to fix small problems, plan for bigger ones and answer questions without surprises.
Who we inspect for
- Sellers who want to know the roof's condition before listing, so they can repair, disclose or price with real information.
- Buyers who want a roofer's look after their home inspection flags the roof.
- Real estate agents on either side who need clear photos and a plain answer on what the roof needs.
What we check
- Shingle condition on every slope: lifted, creased, cracked or missing shingles and granule loss.
- Flashing at chimneys, walls, skylights and valleys.
- Pipe boots, vents and other roof penetrations.
- Ridge, edges and drip edge.
- Gutters and drainage, including clogged gutters and downspouts.
- The attic when we can get to it: stains, damp or soft decking and ventilation.
- Signs of past repairs and any active leaks.
What you get
- Photos of what we find, so you, your agent and the other side can see the same thing.
- A plain-language explanation of the roof's condition and what, if anything, needs attention.
- A written scope and quote for any repair we recommend. If a repair will do, we will not push a replacement.
The inspection is free. We are a roofing contractor, not a licensed home inspector, so our inspection covers the roof and its related parts and does not replace a full home inspection.
Common findings before a sale
| Finding | Typical next step |

| Flashing gaps at a chimney or wall | Reseal or replace the flashing |
| Clogged gutters and stained fascia | Clean, repair or replace gutters; see gutters |
| Wear across the whole roof, soft decking or repeated leaks | Discuss replacement; see repair or replace |
Selling a home in North Carolina
North Carolina sellers generally fill out a Residential Property and Owners' Association Disclosure Statement, which asks about the roof, and buyers commonly order inspections during the due diligence period in the standard offer to purchase. Knowing the roof's real condition early helps with both. Your real estate agent or attorney can tell you what to disclose and how to handle repair requests; we stick to what the roof shows.
Raleigh roofs and HOAs
Triangle roofs take long, hot summers, strong sun, thunderstorm wind, occasional hail and leaves and needles from the area's pines and hardwoods. Many neighborhoods also have HOAs that review exterior work and shingle color. If a repair or replacement is needed before closing, we tell you up front how close a shingle match we can get. See HOA and townhome roofing.
If the roof needs work before closing
We put repairs in writing with photos so both sides know what was done. If replacement is the right call, qualifying Owens Corning systems installed by a Platinum Preferred Contractor can carry the Owens Corning Platinum warranty with 25 years of non-prorated coverage. Frequently asked questions
Should I get a roof inspection before selling my house in Raleigh?
It helps. A roof inspection before listing shows you what a buyer's inspector is likely to find, so you can repair, disclose or plan with real information instead of reacting during due diligence.
Is the roof inspection free?
Yes. Roof Revivers roof inspections are free, with photos of what we find and a written quote for any repair we recommend.
Is a roofer's inspection the same as a home inspection?
No. We are a roofing contractor, not a licensed home inspector. We inspect the roof and its related parts, such as flashing, vents, gutters and the attic when accessible. It does not replace a full home inspection.
Can you inspect a roof for a buyer?
Yes. Buyers and agents can book an inspection, with the seller's permission to access the property. We share photos of what we find.
What if the buyer's inspection flagged the roof?
We can look at the specific items, tell you plainly whether they need work, and put any repair in writing with photos so both sides can see what was done.
Do I have to replace my roof to sell?
Not usually. Many issues found before a sale are targeted repairs. If wear is spread across the whole roof, we explain the options and you decide with your agent.
