Why North Carolina roof cost averages mislead

An average blends small ranch roofs with large two-story roofs, simple gables with cut-up roofs, and one layer of old shingles with two. Your number depends on the seven things below. A written estimate built from a real inspection of your roof is the only number worth budgeting around.

1. Roof size

Roofers measure in “squares,” where one square is 100 square feet of roof surface. The roof surface is larger than the home’s floor area because of the slope and overhangs, so two Durham houses with the same square footage can have very different roofs.

2. Pitch and height
