What we found and what we did

This Delaware homeowner asked us for a storm inspection, and we walked the roof in July 2026. Our inspection photos show shingle tabs along the eave that had lifted and were no longer sealed down. The homeowner already had tarps on parts of the roof, so the job was a full replacement of about 39 squares, scheduled as soon as the permit and materials were ready.

We applied for the City of Delaware building permit, and the city approved it at the end of July. On August 25 the crew tore the old shingles off down to the deck, working tied off to a ridge anchor. The decking was in good shape, so no sheets had to be replaced. The city asks for dry-in photos, so the crew photographed the ice and water shield and underlayment before shingling, and the city approved the rough inspection.

The new roof is Owens Corning Duration FLEX shingles in Black Sable, with matching Black Sable hip and ridge cap, a ridge vent, new drip edge and an aluminum gutter apron. When the supplier delivered the wrong ridge cap color, our project manager picked up the correct Black Sable bundles from the supplier, so the ridge matches the field. At the quality check after the install, the corners where the new shingles meet the metal roof section were sealed.
