Holly Springs, North Carolina · October 2026
In early October 2026, the property management company for a Holly Springs townhome community asked us to look at a roof leak at one of its units. Our Raleigh team inspected the roof on October 12, 2026 and traced the problem to a metal B-vent, the flue pipe that carries exhaust from a gas appliance up through the roof.
The inspection photos show the vent's metal flashing plate sitting on the shingles with exposed nail heads, a damaged spot around one of those nails, and aging sealant at the collar where the pipe meets the flashing.
The approved repair called for removing the shingles and the B-vent around the leak, checking the roof sheathing underneath for rot and replacing any damaged wood, installing ice and water barrier, reinstalling the B-vent, installing new shingles around it, and sealing the vent collar. The repair was finished on October 27, 2026, and the completion photos show the vent back in place with a sealed collar, sealant over the flashing fasteners, and new shingles worked in around the base.
Vents, pipe boots and other roof penetrations are among the most common places a roof leaks. See our roof leak repair service, and if you manage rental units or an association, our roofing for property managers and HOA roofing pages.
